The Bronx is the hilliest of the four boroughs we serve, and grade is what shapes concrete work here. Sloped lots in Riverdale, Kingsbridge and Fordham put sidewalks on an incline, and if the pitch is wrong water runs across the walk instead of off it, undermining the base and leaving ice in winter.
Drainage and pitch
On a sloped frontage the sidewalk has to be pitched toward the curb as well as following the street grade, so water leaves the walk rather than pooling or running along it. Getting that pitch right during base preparation is what stops a new walk from undermining itself. We set the grade before the pour rather than trying to correct it after.
Older concrete and freeze damage
Much of the housing stock in Fordham, Norwood and Wakefield dates from the early twentieth century, and so do some of the sidewalks. Concrete of that age has usually lost its surface and opened up at the joints, and the freeze and thaw cycle finishes the job. Where the base has held, repair is possible; where it has broken down, replacement is the honest recommendation.
Waterfront and coastal areas
Throgs Neck, Pelham Bay and City Island sit on the water, and salt air and storm surge take a toll on concrete that inland neighbourhoods do not see. We use concrete mixes rated for the exposure and pay attention to drainage so the walk sheds water quickly.
